Clare Hoard: If you are going to be living in the house, start by cleaning one room to use as command central. Don't paint or do anything until you have a safe place to sleep & potty. You may also want to consider kitchen & baths first as you need those rooms to function. Don't torture yourself that you need everything perfect all at once. Don't forget all those before pics! We used Polaroids to laugh & cry along the way...taped them/thumbtacked to walls &doors in their respective rooms...in your budgeting ALWAYS include allowance for take-out & eat out...a nice ending to difficult day. You won't be sorry. Promise! ...also, having to take laundry to laundry mat during a renovation can be overwhelming - get that machine hooked up. Marvel Mcaulay: You should get several contractors to come out and give you estimates on what it would take to fix everything the house needs. You could compare that with the cost of tearing down completely and building new construction or putting a manufactured home on the same spot. You could save a lot by doing some of the work yourself, but make sure you know what to do because if you don't it can wind up costing you a lot more in the long run. Someone I know poured a ton of money and time into fixing and then had to tear everything out because there were structural issues that should have been addressed before any new materials were put in....Show more
Chris Wilczewski: I hate to bum you out, but I'm a professional construction estimator and scheduler and I have the m! ost recent labor and material cost index book here on my desk.! Reality check is that labor for remodeling costs 40% more in the San Francisco area than the average in the rest of the country. You would be lucky to get all that work done for less than $125,000. Just a kitchen remodel if you are hiring it all out could easily set you back $50,000.i would recommend that you assess first how long you plan to stay in the house and what the value is of other houses in the neighborhood. If you invest more in the house than the average value in your neighborhood you will never get even a portion of it back when you sell. If money is tight, forgo the major costly projects like extending the living room. Window replacement will save you money on heating and cooling, and it tends to make a mess so have that done first. Don;t let styling issues cause you to rip out perfectly functional bathrooms and kitchen components as long as they are clean and work well. Think hard about how much really NEEDS to be done and how much you are planning ! on changing just because you think it will be more stylish. Remember, what is stylish on the home shows this year will seem funky 5 years from now. Not all that long ago everybody on the home decor shows wanted laminate floors and white or cherry kitchen cabinets. Now those are considered dated. Keep it simple and only replace what is necessary and functional.Bear in mind that old homes tend to have hidden issues like deteriorated plumbing and wiring, structural weaknesses and problems like asbestos, lead paint and water damage. Be sure you allow for a $10,000 to $20,000 reserve fund to deal with such things as they arise."Rehab Addict" on HGTV and the DIY channel is a good show to watch for anyone with a really old urban house. Contractor Nicole rehabs old homes in Minneapolis and she does a great job of reconditioning and saving existing components without the expense of ripping everything out. Personally, I don't think recessed lighting should be high on your pri! orities. It tends to be costly in old houses and generally is not wort! h the expense. I note that few people actually use it much in their homes once they install it. Things like flooring, landscaping and fixture replacements are jobs you can learn to do yourself to save money.Also, you will save thousands of $ and get much better results if you invest in a membership to Angie's List to find recommended contractors in your area. I have had tremendously good experiences with every contractor I have found through them while doing a number of remodels over the past year. Many offer coupons and specials and you can read first hand reports from customers on their services and pricing. Michal Semple: Things which are in most need/bad need of repair should come first. For example, if there is currently no security system and the neighborhood seems to require one, then that should come first. If you plan to live in the house while you remodel, and there is no working bathroom, get that working first. Items which see the highest returns are kitchens and bathrooms. The money you invest will likely return 100% (or more) in re-sale, if you plan to sell the house at any point. So that would be my next priority. Curb appeal can also help re-sell and add value, so the windows and siding would be my next priority- especially if these would save you heat/cooling costs. If the existing materials are no! t too bad, consider painting/repairing the existing ones to make them l! ook brighter and nicer. (My house still has the wood siding, but we painted for less than a quarter of the price, and everyone thinks we got vinyl) Next would come the lighting and then last, like you said, would be the landscaping and patio. Cost is very dependent on how much of the work you do yourself and materials you choose. Lighting fixtures, for example, can range from 40$ each to 5000$ each- this is hugely just a matter of budget and tastes. If you know an electrician in circles of friends or family, consider asking for a discounted rate, or do many of the smaller tasks yourself. I did the work my self as i am a contractors son. had the help of my dad my mom and my girlfriend. its been about 3 hours a night after work 6pm to 9-10 pm everyday and 10-15 hours a day on the weekends for the past 2 months. costed me about 40,000$ and i talked to my dad and asked him how much would it cost if this was someone else home. he said add about 30-35,000$ ontop of the product. I didnt cheap out on much. but didnt go extreme on things. nice but basic. so about 2 months and 40,000$ + 35,000 your looking at about 60-90,000$ but if i was you do one room at a time. pick at it but if you start it finish it! !!! or it becomes more than its worth to even try. :D 1. Kitchen remod! el (cabinets, counters, appliances, floors) - 5000$- 10,000$2. New siding - 3,000$3. Install home security system - Not sure dont have one.4. Window replacement throughout - 3,000- 5,000$5. Bathroom remodels 2,000$ - 3000$6. Living Room extension - Not sure if you want to add to your home and what not so i cant answer that question...7. New patio - Depending how big. could range from 2500$ - 6,000$ 8. New landscaping (lawn, shrubs, flower beds, sprinkler system)- We don't use sprinkler systems here but the rest you could be in for around 3,000 - 20,000$ Depending what you want.9. Install recessed lighting and ceiling fixtures - Can be cheep or expensive. I Spent around 2,000$ but i didnt go all out on my lighting.10. New flooring and carpet throughout - Carpet = 600-2000$ to install depending where you want it and how much. and tile work can get pricey again depending how much, You could be in for anywhere from 3,000-10,000$ just all depends my kitchen alone if i had! to pay someone would have been about 3,500$ Anyway GOOD LUCK with it all!! :D...Show more
